The Wohnen am Leuchtturm project has created urgently needed living space on Heligoland. A total of 69 residential units were built using a modular construction method. However, there were serious defects in various trades in the occupied housing stock. The aim of the follow-up project was to repair the residential complex technically and structurally in such a way as to ensure permanently functional and liveable living space. The client is the municipality of Heligoland. <\/p>\n

TePm took on the role of client representative and was responsible for the structured recording of defects and the coordination of all repair measures. The areas affected included facades, windows and doors, heating and ventilation systems, electrical engineering and outdoor facilities. Numerous components had to be inspected, repaired or completely replaced. Further measures are currently being prepared, including roof renovations and the replacement of heat exchangers. <\/p>\n

The particular challenge lay in implementing the project in a continuously occupied building. Each measure required close coordination with the tenants and precise scheduling. Added to this are the logistical conditions of an island location. Materials are delivered by ship and have to be distributed on site. The simultaneous replacement of up to 48 front doors or windows therefore means not only structural but also organizational precision work. <\/p>\n

The consistent and prioritized processing of the defects sustainably improves the quality of living and ensures the long-term value retention of the buildings. At the same time, rent reductions and loss of use have been minimized. The project is exemplary for responsible client representation in existing buildings and for the aspiration to implement viable solutions even under complex framework conditions. <\/p>\n
