This makes it increasingly difficult for the island community to provide sufficient affordable housing for different population groups. With the &#8220;Wohnungsbau Langeoog&#8221; project, the island community is therefore creating new permanent rental housing that deliberately cannot be converted into vacation apartments. A total of 45 apartments are being built in seven buildings, both for privately financed tenants and for people with a certificate of eligibility for housing. The client is the island community of Langeoog.    <\/p>\n<p>TePm supported the project from the early concept phase. Together with the municipality, we analyzed possible construction methods, explored the market for serial and modular construction methods and developed the basis for the tender. At the same time, we submitted the funding application to Niedersachsenbank, which operates a special program for subsidized rental housing on the North Sea islands. The aim was to balance the funding conditions, construction costs and long-term rental structure in such a way that the project could be implemented in an economically viable manner.   <\/p>\n<p>During implementation, TePm takes on the classic project management role. We coordinate deadlines and costs, hold construction meetings, accompany acceptance procedures and form the interface between the island community of Langeoog, the total contractor Hofschr\u00f6er and the trades involved. At the same time, we provide technical support for the construction work and ensure that quality and construction progress meet the requirements.  <\/p>\n<p>The island location poses particular challenges. Construction times are severely restricted by the tourist season, materials and components have to be transported to the island and climatic conditions such as salty air place additional demands on planning and construction methods. This is why the buildings are being constructed using modular timber construction: A large proportion of the components are produced on the mainland and then transported to the island for assembly.  <\/p>\n<p>Housing construction is already having an impact. The first apartments have been occupied, with more to follow step by step. Each newly occupied house not only creates additional living space, but also new prospects for people who want to live and work on Langeoog.
